Sippy Downs, Chancellor Park was one of the Sunshine Coasts first master planned communities, built to house the University community. Over the past 10 years the Sippy Downs footprint has spread with residential and now high density housing.
Recently Council has approved the Sippy Downs Plan for the CBD land, which has quickly been snapped up by developers with construction started on at least 4 sites, both commercial and residential.
The plan means there are 600+ units/towhouses, villas built and/or planned for the immediate area of Sippy Downs. However on a recent drive through there was only a small number of for sale signs and nil ‘for lease’ signs.
The suburb of Sippy Downs is included in the Buderim postcode of 4556 (a favorable postcode with lenders).
The major draw card for Sippy Downs/Buderim residents is the employment being created by the two new hospitals within a short drive (or walk/ride), and the 10 minute drive to pristine beaches. Only weeks ago, YOUI Insurance announced their purchase of the site in Sippy Downs for their new purpose built, world head office, for the current staff - around 800 and growing.
A number of rental agents in the area have stated that the rental vacancy rate is very low within the location, and anywhere within 15 minutes’ drive to the hospital is tipped to increase rent returns dramatically once the second hospital is opened in 2016.
The Buderim Unit market has seen only one year of negative capital growth in the last 18 years and for houses two years. (That being the year/s coming out of the GFC).
